Bukit Sembawang Estates Limited will be launching a new development, the Liv@MB condo, in mid 2022. This project is on the doorstep of Tanah Merah MRT station, in District 16 of Singapore.

Like Treasure Crest, this is in the eastern half of Singapore. However, the Liv @ MB will be a private condominium development, unlike Treasure Crest which is an executive condominium. The difference in price is huge. The Liv@MB condo will be priced probably in the region of $2,200 to $2,400 PSF, given its land cost and break even cost. Compared with that, Treasure Crest is like 40% of that pricing.

The other difference of course is that the Liv@MB condo is a city fringe development, and is surrounded by low-rise buildings. So it will have unobstructed views almost all around, up to the CBD and Marina Bay, and even to the sea off East Coast Park.
